Per con\u00e8ixer els valors de mercat de l&#8217;habitatge a Barcelona, desc\u00e0rrega&#8217;t el nostre<a href=\"https:\/\/info.vivendex.com\/ca\/informe-immobiliari-barcelona\/\" target=\"_blank\" rel=\"noopener\"> <strong>informe immobiliari amb les dades del sector.<\/strong><\/a><\/p>\n<h6><a href=\"https:\/\/info.vivendex.com\/ca\/informe-immobiliari-barcelona\/\">Informe Immobiliari de Barcelona<\/a><br \/>\n<!-- end HubSpot Call-to-Action Code --><\/h6>\n<p>El <strong><a href=\"https:\/\/info.vivendex.com\/ca\/com-saber-el-valor-cadastral-dun-immoble\/?hsLang=ca\" target=\"_blank\" rel=\"noopener\">valor cadastral d&#8217;un pis<\/a>,<\/strong> en canvi,\u00a0\u00e9s un import administratiu que es fixa tenint en compte determinats criteris establerts pel municipi en qu\u00e8 es troba. Alguns dels elements a valorar serien els seg\u00fcents:<\/p>\n<ul>\n<li>Localitzaci\u00f3 de l&#8217;immoble<\/li>\n<li>Cost d&#8217;execuci\u00f3 material de la construcci\u00f3<\/li>\n<li>Despeses de producci\u00f3<\/li>\n<li>Beneficis de l&#8217;activitat empresarial de promoci\u00f3<\/li>\n<li>Valor de mercat<\/li>\n<li>Valor del s\u00f2l<\/li>\n<li>Valor de la construcci\u00f3<\/li>\n<\/ul>\n<p>El valor cadastral d&#8217;un pis serveix com a refer\u00e8ncia a l&#8217;hora de <strong>calcular certs impostos com ara l&#8217;IBI<\/strong>, la renda o el rendiment immobiliari en l&#8217;IRPF.<\/p>\n<h2>Conseq\u00fc\u00e8ncies fiscals<\/h2>\n<p>Com a norma general, <strong>el preu d&#8217;un habitatge pot ser fixat lliurement pel seu propietari.<\/strong> El nostre Dret Civil estableix el principi d&#8217;autonomia per ambdues parts, de manera que sempre que comprador i venedor arribin a un acord, el preu de venda pot fixar-se fins i tot per sota del valor cadastral.<\/p>\n<p>No obstant aix\u00f2, que pugui ser fixat de manera lliure no vol dir que qualsevol preu de venda pugui establir-se sense implicacions fiscals per ambdues parts. Vendre un pis per sota del valor cadastral, comporta una s\u00e8rie de <strong>conseq\u00fc\u00e8ncies fiscals negatives<\/strong> que tant comprador com venedor han de con\u00e8ixer:<\/p>\n<h3>Conseq\u00fc\u00e8ncies fiscals per al comprador<\/h3>\n<p>A l&#8217;hora de vendre un pis per sota del seu valor cadastral, les conseq\u00fc\u00e8ncies fiscals que pot experimentar el comprador estaran relacionades amb la liquidaci\u00f3 de l&#8217;<strong>Impost de Transmissions Patrimonials i Actes Jur\u00eddics Documentats.<\/strong> El comprador haur\u00e0 d&#8217;abonar aquesta taxa en funci\u00f3 de l&#8217;import que resulti de la difer\u00e8ncia entre el valor de la venda de la casa declarat i el valor cadastral comprovat.<\/p>\n<h3>Conseq\u00fc\u00e8ncies fiscals per al venedor<\/h3>\n<p>El venedor, d&#8217;altra banda, haur\u00e0 de declarar el valor m\u00e9s elevat que hagi estat comprovat a efectes de l&#8217;<strong>Impost sobre la Renda de les Persones F\u00edsiques.<\/strong> L&#8217;Ag\u00e8ncia Tribut\u00e0ria s&#8217;encarregar\u00e0 de fer arribar al venedor la nova liquidaci\u00f3 establerta segons els par\u00e0metres de la comprovaci\u00f3 de valors efectuada i el valor cadastral.<\/p>\n<p>Davant aquesta nova liquidaci\u00f3 de l&#8217;impost el venedor tindr\u00e0 dues opcions:<\/p>\n<ul>\n<li>Acceptar-la i abonar la difer\u00e8ncia,<\/li>\n<li>Sol\u00b7licitar l&#8217;obertura d&#8217;un expedient de taxaci\u00f3 contradict\u00f2ria. En aquest expedient, hauria d&#8217;argumentar per qu\u00e8 el valor real de l&#8217;immoble \u00e9s inferior al que va fixar l&#8217;Administraci\u00f3 en el cadastre, i, per tant, per qu\u00e8 s&#8217;ha tributat com a tal.<\/li>\n<\/ul>\n<h2>La nostra recomanaci\u00f3<\/h2>\n<p>Des de Vivendex volem deixar clar que vendre de forma r\u00e0pida no t\u00e9 per qu\u00e8 implicar vendre per sota del preu de mercat, i, ni molt menys, vendre per sota del valor cadastral. <strong>Si necessites vendre un pis amb urg\u00e8ncia<\/strong> (ja b\u00e9 sigui per necessitat, per repartir una her\u00e8ncia etc.), posa&#8217;t en mans de professionals.<\/p>\n<p>Acudint a una ag\u00e8ncia immobili\u00e0ria amb gran experi\u00e8ncia en la teva zona, podr\u00e0s <strong>reduir el termini de venda<\/strong> de manera considerable sense que aix\u00f2 impliqui haver de baixar el preu. D&#8217;aquesta manera, a m\u00e9s d&#8217;<strong>aconseguir certa rendibilitat per l&#8217;operaci\u00f3 i<\/strong>mmobili\u00e0ria, aconseguir\u00e0s fugir de les implicacions fiscals que pot comportar vendre un immoble per sota del valor
