Encara que consideri que el preu del pis \u00e9s l&#8217;apropiat intentar\u00e0 obtenir certa rebaixa que li permeti comptar amb uns diners extra per afrontar els costos extres de la transacci\u00f3.<\/p>\n<p>\u00c9s en aquest moment quan la capacitat negociadora del propietari entra en joc, ho donar\u00e0 tot fins a arribar a un acord que li permeti assolir la rendibilitat adequada. A continuaci\u00f3 us deixem amb <strong>5 t\u00e0ctiques infal\u00b7libles que us ajudaran a negociar el preu de venda<\/strong> amb el vostre comprador sense veure-us obligats a acceptar ofertes per sota del preu de mercat del vostre immoble.<\/p>\n<h2>1. Preu del metre quadrat<\/h2>\n<p>Aquest \u00e9s potser l&#8217;argument al que m\u00e9s valor s&#8217;atorga en una negociaci\u00f3 de preu. Si sabem el preu del metre quadrat pel qual es venen els habitatges de caracter\u00edstiques similars a la zona, podrem argumentar de manera senzilla el preu total del nostre immoble (aix\u00f2, \u00e9s clar, si el preu ha estat establert en base a un estudi de mercat professional) .<\/p>\n<p>Actualment, hi ha al mercat multitud de plataformes online que ofereixen un preu orientatiu de venda. La informaci\u00f3 \u00e9s poder<\/h2>\n<p>Com m\u00e9s b\u00e9 coneguis el teu comprador, m\u00e9s capa\u00e7 ser\u00e0s de saber fins on pot arribar amb el seu pressupost:<\/p>\n<ul>\n<li>Quin \u00e9s el seu nucli i quines c\u00e0rregues familiars t\u00e9?<\/li>\n<li>Quines intencions t\u00e9 amb el pis? Vol reformar?<\/li>\n<li>Ha visitat al seu banc per saber les seves possibilitats de finan\u00e7ament?<\/li>\n<li>Quins s\u00f3n els seus interessos? Estaria disposat a pagar m\u00e9s per alguna de les caracter\u00edstiques concretes del teu habitatge? Ubicaci\u00f3, mobiliari, terrassa &#8230;<\/li>\n<\/ul>\n<h2>3. Nombre d&#8217;ofertes rebudes<\/h2>\n<p>Aquest \u00e9s un argument molt v\u00e0lid de cara a negociar el preu de venda d&#8217;un immoble, per\u00f2, sovint \u00e9s mal emprat per venedors particulars i fins i tot pels nostres propis companys del m\u00f3n immobiliari.<\/p>\n<p>Si a m\u00e9s de l&#8217;oferta del teu comprador, tens sobre la taula ofertes d&#8217;altres possibles interessats, has de fer-ho saber al teu comprador. Primer, per honestedat, segon, perqu\u00e8 pots convertir-ho en un <strong>argument de gran valor perqu\u00e8 acabi per decantar-se pel teu pis.<\/strong><\/p>\n<p>Malauradament, sovint bona part dels venedors enganyen als seus compradors afirmant tenir d&#8217;altres ofertes sobre la taula sabent que \u00e9s mentida, fet pel qual avui en dia els compradors no acaben de confiar del tot en aquest tipus d&#8217;arguments.<\/p>\n<h2>4. Temps que porta a la venda<\/h2>\n<p><a href=\"https:\/\/info.vivendex.com\/ca\/quant-de-temps-cal-esperar-per-vendre-un-pis-heretat\/?hsLang=ca\" rel=\" noopener\">Quant de temps porta el teu habitatge a la venda? <\/a>Si acaba de sortir al mercat i el teu comprador t&#8217;ofereix una rebaixa de preu important, potser puguis esperar una mica fins que aparegui el comprador amb la capacitat financera suficient per afrontar la transacci\u00f3.<\/p>\n<p>Aix\u00f2 no vol dir que hagis de negar-te a vendre sempre a la primera oferta rebuda, caldr\u00e0 estudiar l&#8217;oferta plantejada i les possibilitats de venda del teu pis en concret.<\/p>\n<h2>5. La negociaci\u00f3 no s&#8217;ha de basar \u00fanicament en el preu<\/h2>\n<p>Un altre error molt com\u00fa consisteix en pensar que la negociaci\u00f3 ha de limitar-se \u00fanicament al preu. \u00c9s cert que el preu \u00e9s un element molt llaminer amb el qual negociar, per\u00f2 no haur\u00edem de tancar-nos a d&#8217;altres opcions.
