La situaci\u00f3 desencadenada per la pand\u00e8mia ha augmentat l&#8217;<span style=\"font-weight: bold;\">oferta d&#8217;immobles disponible<\/span> al mercat.<\/p>\n<p>Totes aquestes vendes estan subjectes a una s\u00e8rie d&#8217;impostos, per\u00f2 <span style=\"font-weight: bold;\">saps quant pugen i quin termini tindr\u00e0s per abonar-los tots?<\/span> A continuaci\u00f3 farem un rep\u00e0s dels impostos m\u00e9s rellevants pels quals tributa la venda d&#8217;un immoble per intentar configurar un calendari fiscal de la venda d&#8217;habitatge de cara a 2021.<\/p>\n<h2>IRPF<\/h2>\n<p>Un dels impostos m\u00e9s rellevants pel qual tributa la venda d&#8217;un habitatge \u00e9s l&#8217;<span style=\"font-weight: bold;\">Impost sobre la Renda de les Persones F\u00edsiques<\/span>. Aquest impost es determina en funci\u00f3 de la difer\u00e8ncia entre el valor pel qual en el seu dia es va adquirir l&#8217;habitatge i el valor pel qual a hores d&#8217;ara l&#8217;estem venent.<\/p>\n<p>Si no hi ha guany patrimonial, \u00e9s a dir, si el valor pel qual venem \u00e9s inferior al valor pel que en el seu dia vam adquirir l&#8217;immoble, la compravenda estar\u00e0 exempta. <a href=\"https:\/\/info.vivendex.com\/ca\/com-lliurar-te-de-pagar-lirpf-al-vendre-el-teu-habitatge\/\" target=\"_blank\" rel=\"noopener\">El guany patrimonial tamb\u00e9 estar\u00e0 exempt<\/a> si el reinvertim en la compra d&#8217;un habitatge habitual o si tenim m\u00e9s de 65 anys.<\/p>\n<h4>Terminis per presentar l&#8217;IRPF el 2021<\/h4>\n<p>La campanya de la declaraci\u00f3 de la renda de 2021 <span style=\"font-weight: bold;\">comen\u00e7ar\u00e0 a l&#8217;abril i finalitzar\u00e0 al juny.<\/span><\/p>\n<p>Com a novetat, aquest any trobarem un <span style=\"font-weight: bold;\">nou tram del 26%<\/span> per a aquelles guanys patrimonials superiors als 200.000 euros. La resta de trams quedaran igual.<\/p>\n<ul>\n<li>19% fins a un guany de 6.000 euros.<\/li>\n<li>21% per als guanys entre els 6.000 euros i els 50.000 euros.<\/li>\n<li>23% per als guanys entre els 50.000 euros i els 200.000 euros.<\/li>\n<\/ul>\n<h2>Plusv\u00e0lua Municipal<\/h2>\n<p>Un altre imposat per la venda d&#8217;un immoble que hem de marcar en el calendari \u00e9s el pagament de la Plusv\u00e0lua Municipal. A difer\u00e8ncia de l&#8217;IRPF que t\u00e9 una mateixa data de presentaci\u00f3 per a tothom, la <a href=\"\/ca\/plusv%C3%A0lua-municipal-i-plusv%C3%A0lua-al-irpf-texpliquem-les-difer%C3%A8ncies\" target=\"_blank\" rel=\"noopener\">Plusv\u00e0lua Municipal<\/a> dependr\u00e0 de la data de transmissi\u00f3 del nostre immoble.<\/p>\n<p>En cas de venda, tindrem <span style=\"font-weight: bold;\">30 dies per presentar la liquidaci\u00f3 de la Plusv\u00e0lua<\/span> Municipal comptant des de la data de la compravenda. En cas d&#8217;her\u00e8ncia, tindrem 6 mesos a comptar des de la data de la defunci\u00f3 prorrogables a uns altres 6 mesos m\u00e9s si se sol\u00b7licita dins el primer per\u00edode.<\/p>\n<h2>IBI<\/h2>\n<p>Encara que no es tracta d&#8217;un impost propi de la venda d&#8217;un immoble en si, s\u00ed que ser\u00e0 un impost a tenir en compte per part dels seus nous propietaris. L&#8217;<span style=\"font-weight: bold;\">Impost sobre B\u00e9ns Immobles<\/span> \u00e9s un impost municipal que grava la titularitat dels drets reals sobre el b\u00e9.<\/p>\n<p>Cada ajuntament estableix els seus propis per\u00edodes de liquidaci\u00f3, encara que sempre sol existir la possibilitat de realitzar un pagament fraccionat.<\/p>\n<p>Si ens fixem en l&#8217;IBI de l&#8217;ajuntament de Barcelona, veiem que els pagaments no domiciliats haurien de realitzar-se entre l&#8217;1 de mar\u00e7 i el 3 de maig de 2021. En el cas dels rebuts domiciliats, els per\u00edodes de pagament es fraccionar\u00edan de la seg\u00fcent manera:<\/p>\n<ul>\n<li>1er pagament: el 3 de mar\u00e7<\/li>\n<li>2on pagament: el 3 de juny<\/li>\n<li>3er pagament: el 3 de setembre<\/li>\n<li>4rt pagament: el 3 de desembre<\/li>\n<\/ul>\n<p>A m\u00e9s dels impostos, la venda d&#8217;un immoble tamb\u00e9 porta associades altres tipus de despeses.
