{"id":3318,"date":"2022-01-17T15:15:25","date_gmt":"2022-01-17T14:15:25","guid":{"rendered":"http:\/\/info.vivendex.com\/?p=3318"},"modified":"2025-05-23T12:28:30","modified_gmt":"2025-05-23T11:28:30","slug":"ca-com-saber-el-valor-de-referencia-del-meu-habitatge","status":"publish","type":"post","link":"https:\/\/info.vivendex.com\/ca\/ca-com-saber-el-valor-de-referencia-del-meu-habitatge\/","title":{"rendered":"Com saber el valor de refer\u00e8ncia del meu habitatge"},"content":{"rendered":"<p>T&#8217;ensenyem a consultar el valor de refer\u00e8ncia del cadastre d&#8217;un habitatge a trav\u00e9s de la Seu Electr\u00f2nica del Cadastre.<\/p>\n<p><!--more--><\/p>\n<p>Des del dia 1 de gener de 2022 han entrat en vigor els nous valors de refer\u00e8ncia cadastral, uns valors que seran presos com a base per al c\u00e0lcul de diferents impostos relacionats amb l&#8217;habitatge:<span style=\"font-weight: bold;\"> Transmissions Patrimonials, Successions i Donacions, Actes Jur\u00eddics Documentats i Patrimoni.<\/span><\/p>\n<p>Aquests valors seran aprovats de manera anual per la Direcci\u00f3 General del Cadastre i seran calculats en funci\u00f3 de la informaci\u00f3 subministrada per notaris i registradors sobre la base de les operacions de compravenda en una zona determinada.<\/p>\n<p>Per\u00f2, com podem con\u00e8ixer el valor de refer\u00e8ncia del nostre habitatge? On hem de consultar-lo i quins passos cal seguir?<\/p>\n<h2>Consultar el valor de refer\u00e8ncia del meu habitatge<\/h2>\n<p>Podem consultar el valor de refer\u00e8ncia del cadastre d&#8217;un habitatge des de casa nostra, per a fer-ho nom\u00e9s necessitarem un navegador i un sistema d&#8217;identificaci\u00f3 digital oficial (certificat digital, DNI electr\u00f2nic, Cl@ve etc.).<\/p>\n<h4>1. Accedir a la Seu Electr\u00f2nica del Cadastre<\/h4>\n<p>Entrem a la secci\u00f3 <a href=\"https:\/\/www.sedecatastro.gob.es\/\" rel=\"noopener\">Valor de Refer\u00e8ncia dins la Seu Electr\u00f2nica del Cadastre<\/a> i fem clic a &#8216;Consulta de valor de refer\u00e8ncia&#8217;.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" style=\"width: 590px; margin-left: auto; margin-right: auto; display: block;\" title=\"consulta-de-valor-de-referencia\" src=\"https:\/\/2772937.fs1.hubspotusercontent-na1.net\/hubfs\/2772937\/Blog%20Urbaniza\/consulta-de-valor-de-referencia.png\" alt=\"consulta-de-valor-de-referencia\" width=\"590\" height=\"295\" \/><\/p>\n<h4>2. Acc\u00e9s amb les dades personals<\/h4>\n<p>A continuaci\u00f3, triem la manera com volem identificar-nos. Actualment, hi ha tres opcions disponibles:<\/p>\n<ul>\n<li>Acc\u00e9s mitjan\u00e7ant DNI\/NIE<\/li>\n<li>Certificat Digital<\/li>\n<li>Cl@ve<\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" style=\"margin-left: auto; margin-right: auto; display: block;\" title=\"acc\u00e9s al cadastre\" src=\"https:\/\/2772937.fs1.hubspotusercontent-na1.net\/hubfs\/2772937\/image-png-Jan-14-2022-12-22-05-13-PM.png\" alt=\"acc\u00e9s al cadastre\" width=\"476\" height=\"483\" \/><\/p>\n<h4>3. Refer\u00e8ncia cadastral<\/h4>\n<p>El seg\u00fcent pas per saber el valor de refer\u00e8ncia d&#8217;un habitatge \u00e9s indicar la <span style=\"font-weight: bold;\">finalitat de la nostra consulta<\/span> (en realitat, aqu\u00ed \u00e9s igual l&#8217;opci\u00f3 que triem ja que els propers passos no variaran), la data sobre la qual desitgem consultar el valor de refer\u00e8ncia i la refer\u00e8ncia cadastral del nostre immoble en q\u00fcesti\u00f3. La refer\u00e8ncia cadastral del nostre immoble la podem consultar al nostre \u00faltim rebut de l&#8217;IBI, als punts d&#8217;informaci\u00f3 cadastral i a les ger\u00e8ncies del cadastre.<\/p>\n<div><\/div>\n<div><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" style=\"width: 959px;\" title=\"identificador-catastral-vivienda\" src=\"https:\/\/2772937.fs1.hubspotusercontent-na1.net\/hubfs\/2772937\/Blog%20Urbaniza\/identificador-catastral-vivienda.png\" alt=\"identificador-catastral-vivienda\" width=\"959\" height=\"403\" \/><\/div>\n<h4>4. Resultat de la consulta<\/h4>\n<p>El resultat de la nostra consulta del valor de refer\u00e8ncia del nostre habitatge ser\u00e0 un resum similar al que us mostrem a continuaci\u00f3:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" style=\"width: 828px;\" title=\"resultado-valor-referencia-catastro\" src=\"https:\/\/2772937.fs1.hubspotusercontent-na1.net\/hubfs\/2772937\/Blog%20Urbaniza\/resultado-valor-referencia-catastro.png\" alt=\"resultado-valor-referencia-catastro\" width=\"828\" height=\"391\" \/><\/p>\n<p>Si cliquem sobre &#8216;Certificat del Valor de Refer\u00e8ncia&#8217; tamb\u00e9 podrem descarregar-nos el certificat en PDF per si necessitem presentar-lo amb efectes administratius.<\/p>\n<h2>Canvis que impliquen els nous valors de refer\u00e8ncia<\/h2>\n<p>Els nous valors de refer\u00e8ncia impliquen tres q\u00fcestions importants:<\/p>\n<p>1. No sempre es tributar\u00e0 pel valor de refer\u00e8ncia cadastral de l&#8217;habitatge, <span style=\"font-weight: bold;\">si el valor que figura a l&#8217;escriptura de compravenda \u00e9s superior<\/span>, es tributar\u00e0 per aquest valor.<\/p>\n<p>2. La direcci\u00f3 General del Cadastre estableix un valor per a cada habitatge sense fer una visita presencial, \u00e9s a dir, <span style=\"font-weight: bold;\">no es tindran en compte les caracter\u00edstiques particulars de l&#8217;immoble<\/span> ni la seva necessitat o no de reforma.<\/p>\n<p>3. Si el contribuent considera que el valor de refer\u00e8ncia cadastral \u00e9s superior al valor real del seu habitatge, <span style=\"font-weight: bold;\">haur\u00e0 de ser ell el responsable de justificar aquesta difer\u00e8ncia<\/span>. Per consultar el valor de mercat que pot tenir el teu habitatge, pots fer \u00fas del nostre <a href=\"https:\/\/info.vivendex.com\/ca\/valoracio-immobiliaria-online-ca\/\" target=\"_blank\"
