Tot i aix\u00f2, respecte al mateix per\u00edode del 2025, l&#8217;activitat pr\u00e0cticament es va mantenir estable.<\/p>\n<p>Alhora, el <strong>preu mitj\u00e0 de l&#8217;habitatge ha assolit els 2.849 \u20ac\/m\u00b2<\/strong> , un 8,5% m\u00e9s que fa un any i el nivell m\u00e9s alt des de finals del 2008.<\/p>\n<p>Qu\u00e8 est\u00e0 passant? <strong>Significa la moderaci\u00f3 de les compravendes que els preus baixaran?<\/strong> Qu\u00e8 podem esperar durant els darrers mesos del 2026? Les dades diuen que no del tot<\/h2>\n<p>El segon trimestre del 2026 va tancar amb 26.703 compravendes, un 11,1% menys que el primer, que havia arribat a m\u00e0xims des del 2007. Per\u00f2 la comparaci\u00f3 interanual ofereix una perspectiva diferent: el nombre d&#8217;operacions \u00e9s pr\u00e0cticament el mateix que fa un any (-0,2%).<\/p>\n<p>A m\u00e9s, en els dotze \u00faltims mesos, s&#8217;acumulen 112.387 compravendes, un 3,2% m\u00e9s que en el per\u00edode anterior. I al lloguer la situaci\u00f3 \u00e9s encara m\u00e9s evident: al tancament del juny hi havia 11.233 habitatges disponibles, un 40,4% menys que un any abans.<\/p>\n<h3>L&#8217;acc\u00e9s a la vivenda es complica<\/h3>\n<p>A aix\u00f2 se suma un habitatge cada cop menys accessible.<\/p>\n<p>El tipus mitj\u00e0 de les noves hipoteques se situa al 3,08% i <strong>la quota hipotec\u00e0ria mitjana arriba als 899 euros<\/strong> mensuals, equivalent al 34,7% del cost salarial.<\/p>\n<p>A m\u00e9s, <strong>els bancs financen de mitjana el 75,7% del preu<\/strong> , fet que suposa que per a un habitatge mitj\u00e0 de 249.009 euros, el comprador necessita aportar m\u00e9s de 60.000 euros d&#8217;entrada, abans d&#8217;impostos i despeses.<\/p>\n<p>Aix\u00ed, la moderaci\u00f3 de les compravendes no sembla respondre \u00fanicament a una manca de demanda.
