El beneficiari, quan vengui en el futur (respectant els 5 anys), calcular\u00e0 el seu guany patrimonial prenent com a valor d&#8217;adquisici\u00f3 el valor declarat al pacte successori (valor de mercat en aquell moment), cosa que s\u00ed que pot generar IRPF per a ell en la futura venda.   <\/p>\n<\/li>\n<\/ul>\n<h3 data-path-to-node=\"11\">Compte amb la regla dels 5 anys<\/h3>\n<p data-path-to-node=\"12\">Per consolidar aquest estalvi a l&#8217;IRPF, hi ha una estricta regla antifrau: <strong>el beneficiari no pot vendre l&#8217;habitatge abans que transcorrin 5 anys des de la signatura del pacte<\/strong> (o abans de la mort del transmitent). Si veneu abans, es perd l&#8217;avantatge fiscal i caldr\u00e0 pagar IRPF sobre el valor d&#8217;adquisici\u00f3 original. <\/p>\n<h2 data-path-to-node=\"14\">L&#8217;impost de successions el 2026<\/h2>\n<p data-path-to-node=\"15\">La fiscalitat \u00e9s el motor d\u00bfaquestes decisions.
