line-height: 1.6; background: #fafafa; padding: 15px 20px; border-left: 4px solid #006a8e; margin: 20px 0; border-radius: 6px;\" role=\"note\" aria-label=\"Respuesta r\u00e1pida\">Diversos estudis de mercat confirmen una <strong>revaloraci\u00f3 d&#8217;<\/strong> <strong>habitatges propers a parcs<\/strong> , amb increments de preu que poden superar el 30% en comparaci\u00f3 amb la mitjana del districte.\n<p> A Barcelona, \u200b\u200bdistrictes com <a href=\"https:\/\/info.vivendex.com\/distritos-de-barcelona-que-mas-han-subido-de-precio-en-2025\/\"><strong>Sarri\u00e0-Sant Gervasi<\/strong><\/a> i \u00e0rees properes a la <strong>Ciutadella<\/strong> , mantenen una demanda robusta i una tend\u00e8ncia alcista constant.  <\/p><\/div>\n<p>A la ciutat de Barcelona, \u200b\u200bcaracteritzada per la seva alta densitat d&#8217;asfalt i edificis, els espais verds actuen com a <strong>multiplicador de valor econ\u00f2mic, social i sanitari<\/strong> .<\/p>\n<p>En aquest article analitzem l&#8217;impacte del capital verd al mercat residencial i desglossem els <strong>indicadors de sostenibilitat<\/strong> , la tipologia dels <strong>barris verds<\/strong> , la caracteritzaci\u00f3 dels seus <strong>parcs<\/strong> principals i la correlaci\u00f3 entre la <strong>proximitat a la natura<\/strong> i l&#8217;apreciaci\u00f3 del preu per metre quadrat.<\/p>\n<h2 data-path-to-node=\"2\">Indicadors de sostenibilitat a Barcelona: M\u00e8triques dhabitabilitat<\/h2>\n<p>La sostenibilitat d\u201funa ciutat s\u201favalua a trav\u00e9s d\u201findicadors que permeten quantificar la qualitat de vida dels seus habitants.<\/p>\n<p>A Barcelona aquests indicadors s\u00f3n analitzats per alinear-se amb els est\u00e0ndards de l&#8217;Organitzaci\u00f3 Mundial de la Salut (OMS) i els objectius de l&#8217;Agenda 2030.<\/p>\n<h3 data-path-to-node=\"4\">Superf\u00edcie de zona verda per habitant<\/h3>\n<p id=\"p-c_556f5fd6e4f48c59_45adf86f-9399-4dc7-a4e8-b7742b9ceae1-19\" data-path-to-node=\"5\"><span data-path-to-node=\"5,0\">La r\u00e0tio de metres quadrats de zona verda per habitant \u00e9s l&#8217;indicador de m\u00e9s pes; mentre que l&#8217;OMS recomana un rang \u00f2ptim entre 9 i 15 <span class=\"math-inline\" data-math=\"m^2\" data-index-in-node=\"202\">m2<\/span> de zona verda per habitant per garantir un desenvolupament saludable, la mitjana de Barcelona se situa al voltant dels 7,12 <span class=\"math-inline\" data-math=\"m^2\" data-index-in-node=\"326\">m2<\/span> de verd urb\u00e0 per habitant.<\/span><\/p>\n<p data-path-to-node=\"5\"><span data-path-to-node=\"5,2\">Tot i aix\u00f2, aquesta dada mitjana oculta una asimetria territorial, que defineix la jerarquia de preus a la ciutat.<\/span><\/p>\n<p id=\"p-c_556f5fd6e4f48c59_45adf86f-9399-4dc7-a4e8-b7742b9ceae1-20\" data-path-to-node=\"6\"><span data-path-to-node=\"6,0\">L&#8217;an\u00e0lisi per districtes revela que Sarri\u00e0-Sant Gervasi, gr\u00e0cies a la seva integraci\u00f3 amb la Serra de Collserola, presenta indicadors superiors als 17,71 <span class=\"math-inline\" data-math=\"m^2\" data-index-in-node=\"156\">m2<\/span> per habitant, encara que si s&#8217;analitza estrictament la trama urbana consolidada, la xifra baixa a 6,64 <span class=\"math-inline\" data-math=\"m^2\" data-index-in-node=\"265\">m2<\/span> .<\/span><\/p>\n<p data-path-to-node=\"6\"><span data-path-to-node=\"6,2\">A l&#8217;extrem oposat, la Dreta de l&#8217;Eixample presenta la r\u00e0tio m\u00e9s deficitari de la ciutat amb nom\u00e9s 0,59 <span class=\"math-inline\" data-math=\"m^2\" data-index-in-node=\"111\">m2<\/span> de verd per habitant, cosa que subratlla la necessitat d&#8217;intervencions com els Eixos Verds per compensar aquesta mancan\u00e7a.<\/span><span data-path-to-node=\"6,4\"> <\/span><\/p>\n<p data-path-to-node=\"6\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-20114 size-full\" src=\"https:\/\/info.vivendex.com\/wp-content\/uploads\/2026\/03\/sostenibilidad-viviendas-barcelona.jpg\" alt=\"sostenibilitat-habitatges-barcelona\" width=\"1024\" height=\"559\" srcset=\"https:\/\/info.vivendex.com\/wp-content\/uploads\/2026\/03\/sostenibilidad-viviendas-barcelona.jpg 1024w, https:\/\/info.vivendex.com\/wp-content\/uploads\/2026\/03\/sostenibilidad-viviendas-barcelona-300x164.jpg 300w, https:\/\/info.vivendex.com\/wp-content\/uploads\/2026\/03\/sostenibilidad-viviendas-barcelona-768x419.jpg 768w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<h3 data-path-to-node=\"8\">Qualitat de l&#8217;aire i contaminants atmosf\u00e8rics<\/h3>\n<p id=\"p-c_556f5fd6e4f48c59_45adf86f-9399-4dc7-a4e8-b7742b9ceae1-22\" data-path-to-node=\"9\"><span data-path-to-node=\"9,0\">La qualitat de l&#8217;aire \u00e9s un indicador cr\u00edtic de salut p\u00fablica que impacta directament a l&#8217;atractiu residencial. Barcelona s&#8217;enfronta al repte de reduir les concentracions de di\u00f2xid de nitrogen ( <span class=\"math-inline\" data-math=\"NO_2\" data-index-in-node=\"201\">NO_2<\/span> ) i de part\u00edcules en suspensi\u00f3 ( <span class=\"math-inline\" data-math=\"PM_&lt;wpml_curved wpml_value='10'&gt;&lt;\/wpml_curved&gt;\" data-index-in-node=\"238\">PM_{10}<\/span> ), els nivells dels quals no han de sobrepassar els 40 <span class=\"math-inline\" data-math=\"\\mu g\/m^3\" data-index-in-node=\"289\">mu g\/m3<\/span> . <\/span><\/p>\n<p data-path-to-node=\"9\"><span data-path-to-node=\"9,2\">S&#8217;estima que un 60% de la poblaci\u00f3 de la demarcaci\u00f3 de Barcelona resideix en entorns que superen aquests l\u00edmits, cosa que deriva que el 7% de les morts naturals anuals a la ciutat siguin atribu\u00efbles a <strong>l&#8217;exc\u00e9s de contaminaci\u00f3<\/strong> .<\/span><\/p>\n<p id=\"p-c_556f5fd6e4f48c59_45adf86f-9399-4dc7-a4e8-b7742b9ceae1-23\" data-path-to-node=\"10\"><span data-path-to-node=\"10,0\">La vegetaci\u00f3 actua com una infraestructura de descontaminaci\u00f3. Un sol arbre madur pot absorbir fins a 5,4 tones de <span class=\"math-inline\" data-math=\"CO_2\" data-index-in-node=\"132\">CO_2<\/span> anuals i filtrar 20 quilograms de pols i part\u00edcules sedimentables. <\/span><\/p>\n<p data-path-to-node=\"10\"><span data-path-to-node=\"10,2\">Per aix\u00f2, els <strong>barris amb m\u00e9s densitat arb\u00f2ria<\/strong> no nom\u00e9s ofereixen una est\u00e8tica superior, sin\u00f3 tamb\u00e9 una reducci\u00f3 tangible dels riscos respiratoris i cardiovasculars, factor que els compradors d&#8217;alt nivell consideren prioritari.<\/span><\/p>\n<h3 data-path-to-node=\"11\">Proximitat i accessibilitat al verd<\/h3>\n<p id=\"p-c_556f5fd6e4f48c59_45adf86f-9399-4dc7-a4e8-b7742b9ceae1-24\" data-path-to-node=\"12\"><span data-path-to-node=\"12,0\">El concepte de sostenibilitat urbana no nom\u00e9s resideix en la quantitat total de verd, sin\u00f3 tamb\u00e9 en la seva distribuci\u00f3.  <\/span><\/p>\n<p data-path-to-node=\"12\"><span data-path-to-node=\"12,0\">Un indicador desitjable \u00e9s que el 100% de la poblaci\u00f3 tingui acc\u00e9s a un <strong>espai verd p\u00fablic<\/strong> d&#8217;almenys 0,5 hect\u00e0rees a una dist\u00e0ncia inferior a 300 metres, cosa que equival a uns <strong>5-10 minuts de caminada.<\/strong><\/span><\/p>\n<p data-path-to-node=\"12\"><span data-path-to-node=\"12,2\">A l&#8217;an\u00e0lisi de resili\u00e8ncia de l&#8217;Ajuntament, s&#8217;avalua amb especial atenci\u00f3 la proximitat de grups vulnerables (menors de 5 anys i m\u00e9s grans de 75) a aquests espais, identificant zones d&#8217;ombra o deserts verds on la manca de parcs limita la cohesi\u00f3 social i el desenvolupament cognitiu infantil.<\/span><\/p>\n<h2 data-path-to-node=\"12\">Qu\u00e8 \u00e9s un &#8220;barri verd&#8221; a Barcelona?<\/h2>\n<p data-path-to-node=\"14\">La transici\u00f3 de Barcelona cap a un model de ciutat m\u00e9s resilient ha portat l&#8217;Ajuntament i organismes com ISGlobal a redefinir el concepte de &#8216;barri verd&#8217;.<\/p>\n<p data-path-to-node=\"14\">No \u00e9s simplement una \u00e0rea amb parcs, sin\u00f3 un <strong>ecosistema urb\u00e0 on la natura i l&#8217;arquitectura convergeixen de manera funcional<\/strong> .<\/p>\n<h3 data-path-to-node=\"15\">El model d&#8217;Eixos Verds i Superilles<\/h3>\n<p data-path-to-node=\"16\">L&#8217;Ajuntament de Barcelona defineix el &#8216;barri verd&#8217; contemporani a trav\u00e9s del Pla de la Biodiversitat 2020 i les actuacions de la &#8220;Superilla Barcelona&#8221;.<\/p>\n<p data-path-to-node=\"16\">El barri verd \u00e9s aquell que redueix l&#8217;espai destinat al vehicle privat per recuperar-lo per a la vegetaci\u00f3 i el vianant.
