Amb l\u2019objectiu d\u2019afavorir l\u2019emancipaci\u00f3 juvenil i ampliar el parc d\u2019habitatge p\u00fablic, la Generalitat de Catalunya ha posat en marxa una nova ajuda que cobrir\u00e0 fins al 20% del valor de l\u2019immoble amb un m\u00e0xim de 50.000 euros.<\/p>\n<p>Des de Vivendex t\u2019expliquem <strong>en qu\u00e8 consisteix<\/strong> aquesta ajuda, <strong>qui<\/strong> la pot sol\u00b7licitar i <strong>quins habitatges<\/strong> poden accedir al pr\u00e9stec.<\/p>\n<h2>En qu\u00e8 consisteix l\u2019ajuda per pagar l\u2019entrada del teu habitatge a Catalunya?<\/h2>\n<p>La Generalitat de Catalunya, a trav\u00e9s de l\u2019<a href=\"https:\/\/www.icf.cat\/ca\/prestecs\/habitatge\/icf-habitatge-emancipacio\">Institut Catal\u00e0 de Finances<\/a> (ICF) i l\u2019Ag\u00e8ncia de l\u2019Habitatge de Catalunya, ha llan\u00e7at un <strong>pr\u00e9stec sense interessos<\/strong> per a joves d\u2019entre 18 i 35 anys que vulguin comprar el seu <strong>primer habitatge habitual<\/strong>. Es tracta d\u2019una mesura pionera a la comunitat que compta amb un pressupost de 500 milions d\u2019euros que es repartiran durant els pr\u00f2xims 5 anys.<\/p>\n<p><strong>Condicions dels Pr\u00e9stecs d\u2019Emancipaci\u00f3:<\/strong><\/p>\n<ul>\n<li><strong>Import:<\/strong> Cobreix fins al 20\u202f% del preu de compra, amb un m\u00e0xim de 50.000 euros.<\/li>\n<li><strong>Termini de devoluci\u00f3:<\/strong> Els pr\u00e9stecs no s\u2019hauran de tornar fins que s\u2019hagi pagat la hipoteca, en un termini m\u00e0xim de 30 anys. Despr\u00e9s, es disposar\u00e0 de 5 anys m\u00e9s per retornar la totalitat del pr\u00e9stec.<\/li>\n<li><strong>Sense interessos ni comissions<\/strong>.<\/li>\n<\/ul>\n<p><strong>Important!<\/strong><\/p>\n<blockquote><p><em>Amb l\u2019objectiu d\u2019ampliar l\u2019oferta d\u2019habitatge assequible a Catalunya, els habitatges acollits a aquesta ajuda passaran a ser habitatges de protecci\u00f3 oficial (HPO) de preu limitat de manera permanent.<\/em><\/p><\/blockquote>\n<p>El 20% del valor de l\u2019habitatge que es vol comprar es cobrir\u00e0 amb aquesta ajuda, mentre que el 80% restant l\u2019aportaran les entitats banc\u00e0ries adherides al programa. De moment, les entitats banc\u00e0ries adherides als Pr\u00e9stecs d\u2019Emancipaci\u00f3 s\u00f3n:<\/p>\n<ul>\n<li>Arqu\u00eda<\/li>\n<li>Banc Sabadell<\/li>\n<li>Bankinter<\/li>\n<li>BBVA<\/li>\n<li>CaixaBank i imagin<\/li>\n<li>Caixa d\u2019Enginyers<\/li>\n<li>Caixa Guissona<\/li>\n<li>LABORAL Kutxa<\/li>\n<li>Banc Santander (encara per confirmar).<\/li>\n<\/ul>\n<p>Amb el <a href=\"https:\/\/info.vivendex.com\/es-es-simulador-hipoteca\/?utm_source=Blog&#038;utm_medium=CTA&#038;utm_campaign=simulador_hipotecario_es&#038;utm_gen=utmdc\">Simulador d\u2019Hipoteques de Vivendex<\/a> pots calcular de manera aproximada les quotes mensuals que haur\u00e0s d\u2019assumir en sol\u00b7licitar una hipoteca. Introduint l\u2019import total del pr\u00e9stec, el termini d\u2019amortitzaci\u00f3 i el tipus d\u2019inter\u00e8s, pots obtenir una <strong>estimaci\u00f3 de les teves quotes mensuals.<\/strong><\/p>\n<h6><a href=\"https:\/\/info.vivendex.com\/es-es-simulador-hipoteca\/?utm_source=Blog&#038;utm_medium=CTA&#038;utm_campaign=simulador_hipotecario_es&#038;utm_gen=utmdc\">Vull Simular la Meva Hipoteca<\/a><\/h6>\n<h2>Qui pot sol\u00b7licitar els pr\u00e9stecs d\u2019Emancipaci\u00f3 a Catalunya?<\/h2>\n<p>Per poder accedir als pr\u00e9stecs d\u2019Emancipaci\u00f3 a Catalunya, les persones sol\u00b7licitants hauran de complir els requisits seg\u00fcents en el moment de la sol\u00b7licitud:<\/p>\n<ul>\n<li>Tenir entre <strong>18 i 35 anys<\/strong> i estar empadronat a Catalunya.<\/li>\n<li>Adquirir el <strong>primer habitatge habitual<\/strong>.<\/li>\n<li>Els <strong>ingressos bruts<\/strong> de la unitat de conviv\u00e8ncia no poden superar l\u2019<a href=\"https:\/\/economia.gencat.cat\/ca\/departament\/estadistiques-indicadors\/indicador-renda-suficiencia\/\" target=\"_blank\" rel=\"noopener noreferrer\">Indicador de Renda de Sufici\u00e8ncia de Catalunya (IRSC)<\/a> multiplicat per 6,5. Per exemple, 80.963,31 euros anuals per a una persona i 83.467,33 euros anuals per a dues persones.<\/li>\n<li>No es poden tenir impagaments ni deutes significatius amb entitats financeres del sector p\u00fablic.<\/li>\n<\/ul>\n<p>En qualsevol cas, l\u2019Institut Catal\u00e0 de Finances (ICF) estudiar\u00e0 les condicions concretes dels sol\u00b7licitants per valorar si s\u00f3n solvents. Es calcula que amb aquests requisits, l\u2019ajuda podr\u00e0 beneficiar uns 2.000 joves cada any.<\/p>\n<p>Si tens previst comprar un habitatge a Barcelona, \u00e9s important que coneguis totes les <strong>despeses associades<\/strong>, m\u00e9s enll\u00e0 del valor de l\u2019immoble, per assegurar-te que podr\u00e0s fer-hi front. Tot i aix\u00ed, hi ha punts de la mesura m\u00e9s interessants que altres:<\/p>\n<p><strong>El millor dels Pr\u00e9stecs d\u2019Emancipaci\u00f3:<\/strong><\/p>\n<ul>\n<li>Facilita la compra d\u2019habitatge a joves sense estalvis.<\/li>\n<li>Ofereix un finan\u00e7ament sense interessos ni comissions, cosa poc habitual al mercat.<\/li>\n<li>No cal retornar els diners fins que s\u2019hagi acabat de pagar la hipoteca.<\/li>\n<li>Ampli ventall de bancs adherits al programa.<\/li>\n<li>L\u2019ajuda es pot aplicar a la majoria d\u2019habitatges del mercat, ja que no hi ha un l\u00edmit de preu establert.<\/li>\n<\/ul>\n<p><strong>Els punts menys interessants dels Pr\u00e9stecs d\u2019Emancipaci\u00f3:<\/strong><\/p>\n<ul>\n<li>L\u2019habitatge passar\u00e0 a ser de protecci\u00f3 oficial (HPO) de preu limitat de manera permanent, cosa que implica que s\u2019haur\u00e0 de vendre a un preu m\u00e0xim fixat per l\u2019Administraci\u00f3.
