Tot i aix\u00f2, mentre el preu de venda continua pujant de forma estable, <strong>el mercat del lloguer comen\u00e7a a mostrar signes de saturaci\u00f3<\/strong>.<\/p>\n<p>A Vivendex hem recollit les dades m\u00e9s rellevants de l\u2019an\u00e0lisi dut a terme pel Col\u00b7legi i Associaci\u00f3 d\u2019Agents Immobiliaris de Catalunya per elaborar el nostre propi <a href=\"https:\/\/info.vivendex.com\/informe-inmobiliario-de-barcelona\/?utm_source=Blog&#038;utm_medium=CTA&#038;utm_campaign=informe_inmobiliario_general_ca&#038;utm_gen=utmdc\">informe immobiliari<\/a>. Aix\u00f2 fa que el preu mitj\u00e0 per metre quadrat arribi ja als <strong>2.582 euros<\/strong>. Tanmateix, <a href=\"https:\/\/info.vivendex.com\/ca\/barcelona-dispara-les-seves-compravendes-adaptacio-del-mercat-o-senyals-de-bombolla\/\">el nombre d\u2019operacions de compravenda no para de cr\u00e9ixer<\/a>, arribant a les 30.000 operacions a Catalunya, cosa que representa un 22,5% m\u00e9s que fa un any.<\/p>\n<p>D\u2019aquestes 30.000 operacions, 15.800 s\u2019han produ\u00eft a la ciutat de Barcelona, un 6% m\u00e9s que fa un any.<\/p>\n<p>Aquesta pujada en el preu de l\u2019habitatge a Catalunya no es tracta d\u2019un increment descontrolat, sin\u00f3 del resultat de:<\/p>\n<ul>\n<li>Una <strong>oferta limitada<\/strong> provocada per l\u2019escassa construcci\u00f3 d\u2019habitatge nou i la manca de s\u00f2l disponible, cosa que fa que els preus pugin per la compet\u00e8ncia entre compradors.<\/li>\n<li>Una <strong>demanda que es mant\u00e9 forta i solvent<\/strong>, fomentada per l\u2019atractiu de Catalunya com a destinaci\u00f3 d\u2019inversi\u00f3, tant de compradors nacionals com internacionals, especialment els d\u2019alt poder adquisitiu.<\/li>\n<li>La <strong>millora en les condicions de finan\u00e7ament<\/strong>, amb una caiguda en els tipus d\u2019inter\u00e8s i unes condicions hipotec\u00e0ries m\u00e9s favorables.<\/li>\n<li><span style=\"font-size: 15px;\">Les <strong>regulacions sobre el lloguer<\/strong> que han portat alguns propietaris a optar per vendre en lloc de llogar, reduint l\u2019oferta i elevant els preus de venda.<\/span><\/li>\n<\/ul>\n<p>I tu? Tot i aix\u00f2, mentre els preus de venda pugen de forma controlada, el lloguer es troba en un moment preocupant:<\/p>\n<ul>\n<li>La regulaci\u00f3 dels preus del lloguer i l\u2019augment de la inseguretat jur\u00eddica (impagaments, processos llargs de desnonaments&#8230;) est\u00e0 fent que <strong>molts propietaris retirin els seus habitatges del mercat del lloguer<\/strong> tradicional, passant-se al lloguer tur\u00edstic o fins i tot a la venda.<\/li>\n<li>Catalunya, i m\u00e9s concretament Barcelona, \u00e9s una ciutat amb <strong>molta demanda de lloguer<\/strong> perqu\u00e8 moltes persones no poden accedir a la compra (per preus elevats o manca de finan\u00e7ament) i moltes altres cerquen resid\u00e8ncies temporals (estudiants, treballadors temporals, n\u00f2mades digitals), veient-se obligades a optar pel lloguer.<\/li>\n<li>Tot i que els topalls de lloguer intenten protegir l\u2019inquil\u00ed, a la pr\u00e0ctica generen un efecte de <strong>contracci\u00f3 de l\u2019oferta<\/strong>. A m\u00e9s, els habitatges que s\u00ed que s\u2019ofereixen, ho fan als preus m\u00e0xims permesos o en categories no regulades (lloguer de temporada, per habitacions&#8230;).<\/li>\n<\/ul>\n<h3>I qu\u00e8 passar\u00e0 amb els preus durant els pr\u00f2xims mesos?<\/h3>\n<p>Per\u00f2, qu\u00e8 passar\u00e0 al mercat immobiliari catal\u00e0 en el que queda d\u2019any?
