En els \u00faltims anys, l’acc\u00e9s a a l’habitatge per als joves menors de 35 anys ha sofert una transformaci\u00f3 significativa. Segons dades del Col\u00b7legi Notarial de Catalunya (CNC), nom\u00e9s el 21% dels compradors d’habitatge tenien menys de 35 anys en 2023<\/strong>, una xifra que s’ha redu\u00eft a la meitat des de 2007. Aquest fenomen reflecteix no tan sols canvis econ\u00f2mics, sin\u00f3 tamb\u00e9 un ajust en les prioritats i oportunitats de les noves generacions.<\/span><\/p>\n

Acc\u00e9s a l’habitatge i dificultats financeres<\/strong><\/h2>\n

Un dels principals obstacles per als joves \u00e9s l’acc\u00e9s al finan\u00e7ament. En 2007, els bancs solien finan\u00e7ar fins al 100% del preu de l’habitatge, facilitant la compra a parelles joves amb estabilitat laboral. Avui dia, les hipoteques no cobreixen el total del preu, obligant els compradors a tenir estalvis significatius per a l’entrada, la qual cosa exclou a molts joves del mercat\u200b\u200b.<\/span><\/p>\n

Tend\u00e8ncies entre els joves: Lloguer i alternatives<\/strong><\/h2>\n

A causa d’aquestes barreres financeres, molts joves opten pel lloguer. Un estudi de Pisos.com<\/a> revela que els menors de 35 anys s\u00f3n els m\u00e9s actius en la cerca d’habitatge<\/strong>, per\u00f2 la majoria s’inclinen pel lloguer. Aquest grup tan sols considera la compra quan rep una her\u00e8ncia o donaci\u00f3\u200b\u200b. A m\u00e9s, la percepci\u00f3 del lloguer com una opci\u00f3 m\u00e9s flexible i menys compromesa econ\u00f2micament s’ha consolidat, especialment entre aquells que prioritzen l’oci i la mobilitat.<\/span><\/p>\n

Suport familiar i estrat\u00e8gies d’inversi\u00f3<\/strong><\/h2>\n

La compra d’habitatges per a joves sol comptar amb el suport familiar. Els pares sovint faciliten pr\u00e9stecs o actuen com a avaladors, una tend\u00e8ncia que s’ha mantingut des de d\u00e8cades anteriors. Aquest suport \u00e9s crucial en un context on l’adquisici\u00f3 d’habitatge coincideix amb la cerca d’estabilitat personal i geogr\u00e0fica\u200b\u200b\u200b\u200b.<\/span><\/p>\n
