Aquest mostra clarament que les transmissions en q\u00fcesti\u00f3 viuen el retroc\u00e9s m\u00e9s pronunciat des del gener del 2021, encadenant ja set mesos en negatiu. Les dades apunten, en concret, a una <strong>baixada del 14,4% en el nombre de compravendes d&#8217;habitatges<\/strong> inscrits als registres de la propietat respecte al mes d&#8217;agost de l&#8217;any anterior.<\/p>\n<p>D&#8217;entre aquestes transaccions, el 19,1% s\u00f3n d&#8217;obra nova i el 80,9% de segona m\u00e0. El nombre d&#8217;operacions respecte als habitatges nous ha baixat un 7,3% respecte a l&#8217;agost del 2022 i respecta als de segona m\u00e0 un 15,9%.<\/p>\n<p><strong>Catalunya<\/strong> es troba, a m\u00e9s, entre les comunitats aut\u00f2nomes m\u00e9s afectades per la caiguda en el nombre d&#8217;operacions. El descens ha estat d&#8217;un <strong>17%<\/strong>.<\/p>\n<h2>Les dades s&#8217;ajusten a les previsions de Vivendex<\/h2>\n<p>Les not\u00edcies no s\u00f3n, tanmateix, tan dolentes per al sector com us pugui semblar. Durant aquest any compressiu, en qu\u00e8 el mercat s&#8217;ha refredat, <strong>s&#8217;han fet moltes previsions de futur amb tints molt m\u00e9s pessimistes que el de la realitat<\/strong>. Es va parlar d&#8217;una possible caiguda de fins a un 30% de les vendes. Per\u00f2 els n\u00fameros s\u00f3n m\u00e9s a prop del 20%, al qu\u00e8 podr\u00edem arribar a finals d&#8217;any, un nombre m\u00e9s proper a m\u00e9s a les previsions del Francesc Quintana, CEO de Vivendex.<\/p>\n<p>Segons el Francesc, el mercat est\u00e0 en recessi\u00f3, per\u00f2 nom\u00e9s es refreda lleugerament. I el motiu de fons \u00e9s simple i senzillament l&#8217;encariment del preu de les hipoteques, molt relacionat amb la incertesa econ\u00f2mica derivada del moment hist\u00f2ric. No hem de passar per alt que,<strong> tenint en compte el context en qu\u00e8 es troben els mercats financers actualment, l&#8217;immobiliari continuar\u00e0 sent un bon refugi<\/strong> per a invertir i estalviar.<\/p>\n<h2>Els venedors sorprenen amb la seva actitud davant la pujada de les hipoteques<\/h2>\n<p>Sorprenentment, la situaci\u00f3 de les financeres no suposa tan sols una barrera per als compradors sin\u00f3 que est\u00e0 provocant que hi hagi menys oferta en venda al mercat. <strong>Els venedors han decidit esperar a temps millors per als seus clients potencials<\/strong>. No hi ha urg\u00e8ncia per a vendre i \u00e9s preferible, per tant, no fer rebaixes sobre el preu desitjat. De fet, les rebaixes en el preu ofert pels propietaris s&#8217;estan movent al voltant del 6%, amb una forquilla molt moderada, entre el 0 i el 12%.<\/p>\n<p>Els experts apunten que s&#8217;est\u00e0 donant una estabilitzaci\u00f3 dels preus, no un clar descens, despr\u00e9s del repunt que es va tenir lloc durant el 2022. Repunt ocasionat per les decisions de compra precipitades que es van fer com a conseq\u00fc\u00e8ncia de la pol\u00edtica monet\u00e0ria.
